We are delighted to invite AREF members to this unique event.

In January, AREF hosted its annual ‘Vision’ event to debate the health and outlook of the UK commercial real estate market in the coming year. This year, facing significant headwinds, this task was particularly challenging. However, consensus felt that we were looking at a year of two distinct halves. By June, we could be facing the prospect of an end in interest rate rises; rapidly falling inflation rates; and a healthy recovery in at least part of the real estate market. How has reality matched these expectations?

To consider where we are now, AREF is holding a second ‘Vision’ event where our expert panel will debate the following issues:

  • How much depth is there to the recovery in some segments of the real estate market?
  • Can the UK economy regain some momentum this year?
  • Given the structural changes under way in the office market, has the downgrading of values even scratched the surface?
  • Is there a refinancing crisis lurking in the shadows and what impact will it have on funds and liquidity? Are we heading for further turmoil in the wider financial markets?

Kindly hosted at Everlyn Partners offices at 45 Gresham Street, the event will start with a 30 min networking opportunity over breakfast.

Speaker Biographies:

Kerri Hunter

Kerri Hunter

Fund Manager, Knight Frank Investment Management

Kerri has worked in the commercial real estate industry for over 25 years, 22 of which have been in fund management.  She has spent the last 19 years with abrdn, during which time she has managed a variety of fund types and sizes.  She has most recently been managing the £1.6bn UK Commercial Property REIT and, prior to that, was concurrently managing 3 funds with differing strategies totalling £3.7bn.

During the period of market stress caused by the GFC, she was Deputy Fund Manager of the £3bn SWIP Property Trust, and was heavily involved in setting and implementing a significant acquisition strategy in the 5 years from 2009. Prior to joining abrdn in 2003, she spent 4 years at Royal London Asset Management, where her role had a development focus.

Kerri holds a BSc in Land Economics (Distinction) from the University of Paisley as well as the Investment Property Forum (IPF) Diploma.  She is a member of the RICS and is an FCA Approved Person.

Andrew Burrell

Andrew Burrell

Chief Property Economist, Capital Economics

Andrew Burrell joined Capital Economics in 2018 as the Chief Property Economist. Prior to this he was the EMEA Head of Economics and Forecasting at JLL, working closely with European property investors. A decade in real estate was preceded by over 15 years as a professional economist at Experian, the Bank of England, RBS and the London Business School. He is an active member of both SPR and IPF.
Lee Bruce

Lee Bruce

Head of Fund Valuation, CBRE

Lee Bruce leads the Fund Valuation Real Assets team within CBRE's Valuation & Advisory business. He is responsible for the regular valuation of all types of assets throughout the UK on behalf of UK institutional investors.

Lee joined CBRE in 2005 after completing a Masters degree in Real Estate Management at Oxford Brookes and an Economics degree at the University of Wales – Swansea. Prior to this he spent four years working in commercial finance at Allied Irish Bank.

Lee developed and led CBRE's Long Income team which now values over £20bn every quarter with a focus on Sale & Leasebacks, Income Strips and Ground Rents. Lee also has extensive experience across all forms of commercial investment & development.

Frankie Demetriades

ESG Manager, Aberdeen

Frankie is Vice-chair of AREF's FutureGen Committee.

Frankie joined Aberdeen in July 2023 as a Real Estate ESG Manager working across the European funds, with a particular focus on decarbonisation.

Frankie started her career at Lambert Smith Hampton (LSH) where she trained as a chartered surveyor before specialising in sustainability and setting up the LSH sustainability team. Following LSH, Frankie joined Fiera Real Estate as an Associate Director within the ESG team where she was primarily responsible for leading and implementing the UK ESG strategy.

Frankie holds an MSt in sustainability in the Built Environment from the University of Cambridge, an MSC in Real Estate from the London South Bank University and a BA (Hons) in History from the University of London

Simon Durkin

Simon Durkin

Head of European Research and Strategy, Blackrock

Simon is Head of European Research and Strategy for BlackRock Real Assets and has over 25 years’ experience in real estate strategy and research. At BlackRock Simon works alongside investment teams, portfolio management and clients, advising on investment strategy, authoring thought leadership, and articulating house views. Simon also sits on the European Investment Committee for real estate equity and on the Global Investment Committee for value-add real estate.

At BlackRock Simon is closely aligned with the BlackRock Investment Institute leveraging the firm's vast expertise and knowledge, generating proprietary research to provide insights on the global economy, markets, geopolitics and long-term asset allocation.

Previously he was Head of Research for BNP Paribas Real Estate leading a team of economists and forecasters, and European Head of Research & Strategy for DWS’s real assets platform (formerly RREEF).
