19 April 2017 - AREF and MSCI publish Property Fund Vision Handbook for Q4 2016

The Association of Real Estate Funds (AREF) and MSCI have released the AREF/IPD Property Fund Vision Handbook for Q4 2016.

The Handbook provides detailed information on 54 of the most transparent and regularly traded property funds in the UK market. It can be used to gain an understanding into the key drivers of performance and as a directory of UK property funds.

“This report is a clear demonstration of the transparency of the UK real estate funds market and the commitment to openness by AREF member funds.
“Unsurprisingly it evidences the scale of the impact on retail investor fund flows following the EU Referendum, but it also illustrates the contrasting experience of institutional investor activity.”

“The Property Fund Vision Handbook allows market participants to lift the lid on the UK pooled real estate funds market to understand the performance and risk characteristics of these 50+ vehicles with a combined Net Asset Value of over £61bn.
“The handbook covers the funds’ objectives and constraints, returns, yields, exposures and much more.  Focussing on fund investment flows, 2016 as a whole saw net outflows of £660m, the first year of negative flows since 2008. 
“The largest outflows were seen in funds open to retail investors. Balanced funds for institutional investors also faced moderate outflows in Q2 and Q3, which were followed by large net inflows in Q4.  Long Income funds by contrast recorded positive inflows through the year of £350m.”
